Things you should try before requesting Maintenance.

Air Conditioning:

A properly performing air conditioning unit will cool the air about 20º below the air it is taking in. In order to maintain a comfortable temperature in your home, never turn your a/c off. Leave the thermostat on about 80º when you are away from home. This will allow your system to cool your home quickly, and it actually saves money. Many residents will turn their system off when away from home during the day. When they arrive home the temperature in the home is well above 90º and it may take all night to cool the apartment, even though the system is working properly. Another way to keep your system working properly is to replace the A/C filter monthly. This will allow your system to cool your house faster. New filters can be purchased for a few dollors at most grocery stores. The correct size can be found on the current filter, or call our office and we will replace it for you.

Disposal:

Most maintenance calls for disposals repairs are as a result of silverware, bottle caps, broken glass or coins falling down into the drain. Make sure to guard against objects fallen into the drain. If your kitchen sink is clogged and your disposal is not working DO NOT USE DRAINO, please submit a maintenance request.

Dishwasher:   

There should be a switch near the sink that seems to do nothing. This switch actually turns power to the dishwasher on and off. Please make sure this switch is on, before you call. Do not use liquid dish soap in dishwasher, it will cause water to leak onto the floor.

Plumbing:   

Please do not flush anything other than toilet paper down the toilet. Q-tips, feminine products and paper towels are the most frequent causes of plumbing stoppages. Try using a plunger before requesting maintenance. Any plumbing stoppage due to negligence will result in a charge. If your bathroom sink or bathtub is clogged, DO NOT USE DRAINO, please submit a maintenance request.

Washer/Dryers:    

Do not overfill the washer or dryer. Cleaning the lint filter before each use will insure proper operation.

Priority:

Our goal is to respond to your maintenance request within 24 hours of receipt. Often during student transitions we are inundated with work orders. Because of this, we must prioritize our work orders based upon issues of health, safety and habitability first (A/C out, water leaks, no hot water, etc.). This does not mean your request is not important to us. Please be patient with us and we will commence work as soon as possible.

If you have a pet and will not be home when maintenance arrives, please have pet contained in a separate area.
